Home Standards Ltd provide five types of pre-purchase residential property surveys and reports. When choosing a survey you should choose the survey that best suits the property you are potentially going to purchase, and not a survey based on cost.

At Home Standards Ltd all of our surveyors are qualified and insured to carry out RICS surveys and all carry the designation 'AssocRICS', 'MRICS' or 'FRICS' after their names. 'AccocRICS' stands for Associate member of the Royal Institution of Chartered Surveyors, 'MRICS' stand for Member of the Royal Institution of Chartered Surveyors and 'FRICS' stand for Fellow of the Royal Institution of Chartered Surveyors.

Level 3 - RICS Building Survey.

The RICS Building Survey (sometimes referred to as a full structural survey) provides the most comprehensive, in-depth level of survey for home buyers on the market. It uses a simple and clear presentation style and a 1, 2, 3 rating system to ensure that you can easily identify the most serious issues.  This survey is mainly aimed at larger or older properties or properties with more complex construction.

Level 2 - RICS HomeBuyer Report.

The RICS HomeBuyer Report is a report on a property which is best suited for more standard properties and which appear to be in reasonable conditon. This report will help the potential home buyer find out if there are any issues such as damp or subsidence or other structural problems inside or outside of the property. This report is the most common survey our clients request.

The HomeBuyer report is a 'non-intrusive' general look at the property and for this survey our surveyors do not lift floorboards or drill into walls etc.

Level 2 - Sava Home Condition Survey

This survey is similar to the RICS HomeBuyer report and includes photographs to make it easier to understand and highlight issues to follow up before purchase. It also flags any legal questions your conveyancer should check for you.

Level 1 - RICS Condition Report.

The RICS condition report is similar to the HomeBuyer report and describes the general condition of the property, identifies any risks and any potential legal issues and highlights any urgent defects. This report is suitable for new-build or conventional  properties which appear to be in generally reasonable condition.

Mortgage Valuation Survey -

The sole aim of the mortgage valuation survey is to satifsy your mortgage lender that the property you are purchasing is worth the money they are lending you to buy it and to check for issues which may prevent the property from being sold should you default on your loan.

1 in 5 home buyers rely solely on a mortgage valuation report when purchasing their property so it's no surprise that many are hit with unexpected repair bills when they move into their new home.

Generally you will have to pay for the mortgage valuation report and the lender will not lend a mortgage without one.
